More Britons are now being encouraged to build their own homes, Housing Minister Grant Schapps has promised us that he will make it easier for us to build as planning constraints will not be as severe. Later this year The Localism Bill is likely to come into effect which will give communities greater powers and take away the powers from the councils in regards to how our neighbourhoods are formed. The land that he had purchased already had planning for a small house and so the revised plans that Mr Copeland submitted had all the necessary eco-credentials that planners like and he also communicated with all of the neighbours. This meant that there were no objections to the plans and the planning permission was granted. The plans included rainwater recycling, solar panels, green roofs and ground source heat pumps. So it seems that the more green credentials in your proposed home the better. In June self builders can also earn an income via Feed-in tariffs whereby you sell surplus electricity back to the National Grid.
Many believe that green homes are a better quality because they are built with extra care. The finish of the houses tends to be superior to traditional builds and of course because they are much more energy efficient the energy bills of these houses is much lower. Many homeowners are trying to go green with their home improvements. Once they have done the fast and simple upgrades and the improvements that can make a big difference without breaking the bank, they are ready to start thinking about extreme green home improvements.
Extreme green home improvements are costly and our research shows that these home improvements only appeal to a specific group of buyers. So before assuming that making costly and extreme green improvements, you should do your research on the return on investment for these upgrades in your region. This research can take some of the risk out of the investment. But it is still a gamble.
Some of the extreme green improvements that you might consider are:
– Installing photovoltaic cells to generate electricity. Everyone has heard about the merits of using solar power to generate electricity. The initial cost of installing the cells and the equipment to convert the power to electricity for use in the home can be significant. That cost will, however, be recovered over time.
– Installing all new windows with triple glazing and UV reflective coatings. The best windows available at this time for their insulating value are triple-glazed windows with gas between the panes and the highest level UV reflective coatings. Installed throughout a home, this can be a costly upgrade. But their value will be immediately clear in comfort within the home and utility cost savings over time.
– Switching to a solar water heating system. The cost of a solar water heating system will be higher than traditional electric or gas models. You can expect to recover the cost in water heating savings over just a few years.
– Installing a geothermal heating and cooling system. Geothermal heating and cooling systems are very expensive to install and require a certain amount of ground space for installation. They can, however, be placed either horizontally or vertically in the ground. Because they use the constant temperature of the earth, they result in significantly lower energy bills.
– Switch all appliances to the highest-rated energy efficiency models. The technology to build more energy-efficient appliances seems to improve almost every year. Replacing older appliances can result in less energy use and lower operating costs.
– Install a high-efficiency metal roof. New metal roofing materials are well-insulated and extremely durable. Although the metal roof might cost a little bit more at installation, it will last far longer than shingles or shakes, and it will provide better insulation for your home.
Each of these extreme green home improvements will be costly. On the other hand, all of these improvements will result in significant savings on utility bills. Although they might not pay for themselves in a year or two, you should be able to expect to recover the cost in lower utility bills over time. While extreme green home remodeling might not be right for every homeowner, it might be right for you. These upgrades probably will not increase the value of your home significantly in terms of resale, but they will certainly make the home more comfortable for your family and more energy efficient.

If the space allows it, plant drought-tolerant plants that do not require being constantly watered, cover your screen windows with vines, and, if possible, have large canopy trees around the house.

Modern American homes negatively impact the earth since the construction techniques employed to build them cause deforestation, acid rain, depletion of water reserves, and other problems in the environment. Single family homes represent the largest market for solid wood products in the United States. In one year alone (1992), an estimated 41.3 million cubic meters of lumber were consumed in the construction of around one million homes.
About 30% of renovated and newly built buildings are suffering from what is known as “sick building syndrome”, an exposure to chemical- and mold-laden air. Not surprisingly, unhealthy homes cause illness in people too. Many homes contain radon, asbestos and lead. The Environmental Protection Agency or EPA estimates show that about 2/3 of US houses built prior to 1940 and 1/3 of houses built before 1960 contain lead-based paint.
Pollutant levels inside American homes may be higher by five times than outdoor air. Common indoor pollutants include nitrogen oxide, carbon monoxide, formaldehyde, allergens, radon gas and suspended particulates. Health impacts range from minor respiratory ailments to lung cancer. The National Institute of Allergy and Infectious Diseases estimate that twenty two million Americans have asthma and allergies aggravated by indoor pollutants and house dust. Kirk Smith, founder of the Greenhouse Crisis Foundation contend that United States homes and apartments account for the largest share of carbon dioxide released into the atmosphere worldwide.
As far as carbon dioxide emission is concerned, the United States, China, Russia, Japan, and India accounted for over 55% of the total emission. China surpassed the United States, for the first time, as the number one emitter. The United States trailed slightly in the second place. However, from a per capita perspective, the United States is still way ahead of China, measured at 19.8 metric tons compared to 4.6 metric tons in China.
On the other hand, a green home can reduce environmental impact by as much as 60% compared to standard houses. Green homes have greater energy efficiency and use recycled, renewable and reused resources as much as possible.
Green homes are more efficient in terms of energy than modern standard houses. The EPA estimates that if Americans upgraded their current stock of homes with efficient windows, the US would save billion in energy costs over the next 15 years.
Hundreds of gallons are used by households every day while in green homes a lot of water is saved. Their “gray water”, is recycled for watering lawns or gardens. Green homes use only half of the water used by typical buildings built during the1980s. That’s important because underground water reservoirs are being depleted in many areas because of overdevelopment.
Hot-water piping that are insulated very well, toilets that are low-flushing, shower heads that are low flowing, dishwashers, washing machines and faucets are used in green homes to reduce the use of water. Another big potential area for saving water is landscaping, by using plants that are resistant to drought.

Energy efficiency is one of the advantages of a tankless water heater. Another green plumbing product is the hot water demand system. Hot water demand systems are pumps and valves that typically install under your sink, and pump the water from your water heater to your fixture at high speed, using the cold water line to return the cooled off hot water that typically sits in the hot water piping. When the hot water reaches your fixtures the pump shuts off to prevent hot water from getting into the cold water piping.
Hot water demand systems save you water energy and money. Every time you turn on the hot water faucet and then wait for hot water to reach you, while running gallons of water down the drain, you are causing more green house gasses to be released, and wasting energy and water.
Combine a Tankless Water Heater and a Pump
By combining a tankless water heater and a hot water demand system you get one of the greenest home improvements you can make for a reasonable investment. You are saving both energy and water. Tankless water heaters take a little longer to get hot water to your fixtures since they must first heat the water where a tank type water heater has hot water ready to go. This makes a hot water demand system that much more desirable.
Adding the convenience of instant hot water when you turn on the spigot makes your life better and saves water, energy, money, and turns your plumbing green reducing your carbon foot print.
